What each tool is actually for
DealMachine launched in 2017 as a phone app for driving for dollars. You see a beat-up house, snap it, and the app pulls the owner and queues a postcard. That heritage still runs through the whole product. Its strengths live on the street, and the mobile app carries a 4.8 rating on the Apple App Store across roughly 5,000 ratings as of August 12, 2026, one of the best scores in the category. It skip traces and mails without you opening a laptop, which is the entire point of a tool you use from the driver's seat.
PropStream is the opposite kind of tool. So the real question is not which one is better. It is which job you are actually doing this quarter. A wholesaler who spends mornings driving neighborhoods wants DealMachine riding shotgun. An investor pulling a 4,000-owner tax list wants PropStream on two monitors. Buy the wrong one and you are paying every month for a workflow you never touch.
The 2026 pricing almost everyone gets wrong
Here is where the ranking articles fall apart, and it is worth being blunt about it. A widely cited comparison at Real Estate Bees still lists a DealMachine "Starter" plan at $119 and a PropStream list add-on at $27 a month. Both numbers are dead. DealMachine moved to a data-credits model with different tier names, and PropStream tore up its old structure and folded free skip tracing into the plans. If a page quotes a "$119 Starter" tier, it was written before the change and never refreshed. That is the tell to look for on any comparison, including the date at the top of this one. Prices move, so consult each vendor's live pricing page before you buy, because everything below is a snapshot from August 12, 2026, not a standing quote.

Two things the table hides. DealMachine's Basic plan bills per seat with a two-seat minimum in the company's own pricing example, so the real entry price is $198 a month, not the $99 you see first. And PropStream's annual discount is genuine: Essentials drops from $99 to $81 a month, which is $972 paid up front against $1,188 month to month. On DealMachine, annual billing saves a flat 17% across every tier. Read the seat count and the billing cycle before you compare the headline dollar figures, because the sticker price and the real price are different on both platforms.
DealMachine quietly killed its free trial
Every comparison page still tells you DealMachine has a 7-day free trial. It does not. DealMachine's own help center now states there is no time-limited free trial and that you can, in its words, "explore for free for as long as you like, no credit card, no expiration." Sounds generous. The catch is that a free account shows you the platform with the owner names, phone numbers and exports locked behind a paywall. You can browse. You cannot pull a single usable lead until you pick a plan. The DealMachine help center spells this out.
PropStream still runs a real trial: 7 days and 50 free leads you get to keep and export. For anyone who wants to test skip-trace accuracy on their own market before spending a cent, that 50-lead trial is worth more than a look-but-do-not-touch free tier. This is precisely the kind of fact that rots on a comparison page and misleads a reader a year later, which is why the retrieval date on every claim here is August 12, 2026, and why you should demand one on any page you rely on.
The real cost of skip tracing
PropStream tells you exactly what a skip trace costs. It is 12 cents per contact on Essentials and 10 cents on Pro and Elite. Better than that, Pro bundles PropStream Connect with up to $6,000 of free skip tracing a month, and Elite includes up to $12,000, per PropStream's own announcement of the Connect pricing. At 10 cents a contact, that $6,000 allowance is 60,000 free skip traces folded into a $199 plan. You can budget against a number like that.
DealMachine will not give you the number. Skip tracing there is paid out of "data credits," 10,000 on Basic and 20,000 on Pro, and the pricing page never says how many credits a single skip trace burns. So you cannot work out your cost per record before you buy. Run the arithmetic and the gap is stark. On PropStream Pro, 5,000 skip traces a month at the 10-cent list rate is a $500 value that costs you nothing, because it sits inside the $6,000 free allowance. On DealMachine Basic, 5,000 skips draw down your 10,000 credits at a rate the company does not publish, so you genuinely cannot tell whether that covers the month or half of it. For a business whose entire economics are cost per lead, a vendor that hides the unit price is a real mark against it, however good the app feels in your hand. Ask their sales team for the credits-per-skip figure in writing before you sign up.
Mail-first, the workflow nobody maps
Both tools find owners. Only one of them mails those owners for you. DealMachine prints and sends postcards from inside the app at 70 to 89 cents a card depending on size and plan, so the loop is drive, skip, mail, all in one place. PropStream builds the list and stops there. You export the file and hand it to a separate mail house, which means a second vendor, a second login and a second invoice every month.
Neither is really built to be a mailing operation, though, and that is the honest limit of both. DealMachine's mail is a bolt-on to a field app. PropStream's mail is somebody else's job entirely. PropStream is harder to score this way, and it is only fair to say why rather than dunk on a low app number. Who should buy which one
Buy DealMachine if you drive for dollars, work mostly from your phone, and want the postcard queued before you pull away from the curb. Do not buy it if you never leave your desk, and do not buy it if you need to know your exact cost per skip trace, because DealMachine does not publish it and you will be flying blind on your biggest variable cost.
Buy PropStream if you build lists at a desk and want the most data for the dollar, especially the Pro plan, where up to $6,000 of monthly free skip tracing pays back the $199 fee fast if you trace in volume. Do not buy PropStream if you are mobile-first, and do not buy it expecting the mailing to be handled, because it stops at the export. Skip the Essentials tier specifically if you skip trace heavily, since it carries no free allowance and charges 12 cents a contact from the very first record.
How to decide this week
Do not subscribe to either one on day one. Start PropStream's 7-day trial and pull 50 leads in the exact county you work, so you can judge the data depth and the skip-trace hit rate for free. Open a free DealMachine account the same week and drive one neighborhood to feel the app, knowing the leads stay locked until you pay. Whichever way you lean, get the cost-per-record math in writing first. PropStream's is printed on the page at 10 to 12 cents a contact. DealMachine's you will have to pry out of a salesperson.
Then be honest about the real job. If you are shopping for software because you dread the mailing, the software is not the problem. Pull one month of your own numbers, deals closed against dollars mailed, and if the answer is that you need better targeting rather than another data subscription, price out what ranked, done-for-you mailing costs before you renew anything. The cheapest lead is the one you never had to mail twice.
